Investi in America

FRANCESCO PONTICELLI · BUSINESS BROKER AND COMMERCIAL REALTOR · MIAMI FL

Investing in America, without buying problems.

Numbers first. Enthusiasm second.

Investing in America: Francesco Ponticelli, business broker and commercial realtor in Miami

A "nice-looking" business is not enough. It has to hold up under scrutiny.

Investing in America does not mean buying the first business you like. An attractive business in the window can hide numbers that do not add up, one-sided contracts, customers that do not exist. Before you fall in love, I ask the uncomfortable questions: where the revenue really comes from, who the suppliers are, what happens to the lease when the owner changes.

Investing in America: study the market, then we decide together.

I have the guides, the market data and the experience on the ground. You have the vision. Together we build a strategy that holds. Investing in America works when you start from the numbers, not from enthusiasm: every guide below comes from real deals, with real figures.

What I do.

01
Business acquisition
I identify, analyse and negotiate businesses that are already running. From the numbers to the closing, without skipping steps.
02
Seller financing
Direct financing structures between seller and buyer, without banks: often the most realistic route for anyone without US credit history.
03
Business sales
I prepare the company for sale, tidy up the numbers, find the right buyer and handle the negotiation through to closing.
04
Commercial leasing and sales
I find the right commercial space for your business and negotiate the lease, which is often worth as much as the business itself.

The method.

01
Discovery
I understand your real goal, the capital available and your time constraints.
02
Strategy
Operating plan with targets, budget and timeline.
03
Offer
We structure the offer and negotiate the terms.
04
Due diligence
We analyse contracts, financials, the lease and hidden issues.
05
Closing
We close the deal with attorney and accountant. You start working.

Francesco Ponticelli, an Italian in Miami. Suitless by choice.

I have been a broker in Miami for years, without a jacket and without filters. I speak plainly and I work with numbers. Every engagement is structured: you know from the start what I do, on what timeline and on what terms.

“My advantage? I got here first. I made the mistakes you do not have to make.”

Tell me what you want to build.

I reply within 24-48 business hours. US weekends and public holidays excluded. No spam, promised.

Before you start.

Do I need to have a business in mind already?

No. I can also help you with the search, starting from your goals, your budget and the type of business you are interested in. Most clients do not have a specific target yet when they contact me.

How much does your service cost?

For a business purchase I am paid on commission, often in part by the seller, as is standard market practice. For sales and for specific searches there are project fees. No free analysis: all the work is structured and paid, and you know in advance what it covers and what it does not.

Are you an attorney or an accountant?

No. I am a Business Broker (the equivalent of a business intermediary in Europe) and a residential and commercial Realtor. I connect you with attorneys and accountants when needed, but I do not provide legal or tax advice.

Can I do this remotely from Europe?

The initial stages, yes. For due diligence and closing your presence in Miami is needed, at least for the key steps. The official E-2 visa requirements are published by USCIS, and should be read before making any offer.
